Para ello, a principios de 2017 se incorporan 3 socios con gran experiencia en la gestión de empresas de éxito en la Región de Murcia. La empresa ha tenido un desarrollo comercial muy importante, tras abrir 6 tiendas en 2017, pasando de una facturación en 2016 de 2,2 MM€ a 7,7MM€ en 2017. Se ha cerrado el ejercicio 2018 con unos 13,6 MM€ de ingresos, tras la apertura de 3 nuevas tiendas, en localizaciones “prime” (Madrid, Zaragoza y Murcia-Nueva Condomina). Nach dem Um- und Zubau entstehen 23 neue Wohneinheiten, davon 6 mit 50 - 80 m2 gro√üen Eigeng√§rten, die restlichen mit nutzbaren Balkonen oder Terrassen.Die Aufteilung der Zimmer wird intelligent geplant, sodass die R√§ume bestm√∂glich genutzt werden k√∂nnen. Als Haupt- oder Nebenwohnsitz verf√ľgen diese 1-3 Zimmer-Wohnungen in Hietzing mit ca. 30 ‚Äď 80 m2 √ľber eine optimale Gr√∂√üe. Nach dem Um- und Zubau entstehen 23 neue Wohneinheiten, davon 6 mit 50 - 80 m2 gro√üen Eigeng√§rten, die restlichen mit nutzbaren Balkonen oder Terrassen.Die Aufteilung der Zimmer wird intelligent geplant, sodass die R√§ume bestm√∂glich genutzt werden k√∂nnen. Als Haupt- oder Nebenwohnsitz verf√ľgen diese 1-3 Zimmer-Wohnungen in Hietzing mit ca. 30 ‚Äď 80 m2 √ľber eine optimale Gr√∂√üe. Initially, the delivery of possession was planned to be completed in November 2019 and the shopping centre was planned to be opened on 15 December 2019. The Sponsor now aims to open the centre in March 2020. The Sponsor will file for the damages caused by the delay in the delivery of the premises. Crowdestate investors contributed equity investment in the same project in October 2018. The sponsor will build a 2,408 m2 shopping center for a leading retail chain Coop. The total space leased by the anchor tenant is 1,260 m2. The construction loan borrowed from Crowdestate investors and interest will be repaid by selling the income generating property to a financial investor. Construction loan and accrued interest will be repaid first. After that, equity investors' investment, preferred interest and profit share. The shopping center is being built by Nordlin Ehitus and construction has been finished. The Sponsor has so far financed the construction and preparatory work of the building from the equity capital and Crowdestate investors have funded EUR  950,000 in the first and second rounds.

Crowdestate investors have an opportunity to finance the construction of Klaose st. 12 and Klaose st 14 in the amount of EUR 760,000 in total. ¬†The current third funding round has an objective to raise EUR 180,000. ¬†The loans are secured by first rank mortgage on the Klaose st. 12 and Klaose st. 14 properties. The loan term is 10 months. Fixed interest rate for this funding round is 11% per annum. There would be no periodical interest payments. The loan will be returned and outstanding interest will be paid out according to sales as 100% of sales revenues will be transferred to payouts to investors, but not later than expiry date.

About 50% of Aeru st. row houses are sold, validating pricing and product also for current, Klaose st. development. Crowdestate investors have an opportunity to finance the construction of Klaose st. 12 and Klaose st 14 in the amount of EUR 760,000 in total. ¬†The second funding round has an objective to raise EUR 250,000. ¬†The loans are secured by first rank mortgage on the Klaose st. 12 and Klaose st. 14 properties. The loan term is 13 months. Fixed interest rate for this funding round is 11% per annum. There would be no periodical interest payments. The loan will be returned and outstanding interest will be paid out according to sales as 100% of sales revenues will be transferred to payouts to investors, but not later than expiry date.

Within the framework of this project, Crowdestate offers investors an opportunity to take part in the tenth funding round for Baltic Forest OÜ. The first two funding rounds have already been successfully exited.  The project aims to raise up to EUR 836 000 to refinance the Baltic Forest third tranche with Crowdestate. In accordance to the initial business plan, the Sponsor is currently negotiating for bank financing to refinance Crowdestate investors as well as to provide additional working capital financing. The first feedback has been positive on the one hand,  as the Sponsor is able to provide banks with sufficient collateral for further financing as well as the owners' contribution to the project and the successful launch of production. At the same time, banks still want to see the results of approx. one year of operation and positive pre-depreciation (EBITDA). As a result, the Sponsor will need working capital to refinance its existing loan commitments until the conclusion of a financing agreement with a financial institution. This 12-month loan pays monthly interest at the rate of 15% per annum with the loan principal returned at the end of the period. The internal rate of return (IRR) for this project is 16. 03% per annum. The issued loan is secured by a joint mortgage on the company's property and with the owners' personal assurance in the full loan amount. Due to the significant interest of Crowdestate investors in the Baltic Forest OÜ (X) project, the Sponsor proposes to investors to increase the maximum amount of loan in this financing round to EUR 1 486 600, of which the current loan amount of EUR 836 600 will be used to refinance the loan with a 31. 07. 2019 due date. And the EUR 650 000 will be used to refinance the loan with a 31. 08. 2019 due date. The total investment volume of Crowdestate will increase by EUR 650 000.
