Inmitten des 13. Wiener Gemeindebezirks Hietzing zwischen Hietzinger Hauptstraße und Hummelgasse beginnt ein besonderes Bauprojekt zur Schaffung von 23 Wohnungen in einem Gebäude aus dem 19. Nach dem Um- und Zubau entstehen 23 neue Wohneinheiten, davon 6 mit 50 - 80 m2 großen Eigengärten, die restlichen mit nutzbaren Balkonen oder Terrassen.Die Aufteilung der Zimmer wird intelligent geplant, sodass die Räume bestmöglich genutzt werden können. Als Haupt- oder Nebenwohnsitz verfügen diese 1-3 Zimmer-Wohnungen in Hietzing mit ca. 30 – 80 m2 über eine optimale Größe. Im Erdgeschoss waren damals die Dienerzimmer und das Kabinett untergebracht, sowie Lagerräume, die Waschküche und der Heiztechnikraum.Das 1. Obergeschoss und 2. Obergeschoß verfügen über jeweils eine Wohneinheit. Des weiteren weißt das Objekt aufgrund nicht ausgenutzter Verbaubarkeit große Flächenreserven auf.
